Electrical Equipment: Portable appliances (kettle, toaster, microwave) PAT tested annually.
Cooking Equipment: Electric hob/oven; extractor fan installed.
Heating: Electric wall heaters with automatic cut-offs.
Smoking: Strictly non-smoking indoors. Signage displayed.
Waste: Managed and removed regularly; bins stored safely outside.
Open Flames: No open flame or gas; candles not permitted (policy communicated to guests).
Combustible Materials: Furnishings meet fire resistance standards (BS 7177/BS 5852).

Identification of People at Risk

Guests unfamiliar with layout.
Children and elderly guests.
Cleaning and maintenance personnel.

Evaluation, Removal & Reduction of Risks

Detection: Mains-wired smoke and heat detectors with battery backup in open plan kitchen/lounge/diner below mezzanine bedroom, hallway outside bedroom.
Warning System: Audible fire alarm system.
Escape Routes: Clearly marked, unobstructed exit to rear door and front balcony. Full opener window to rear downstairs bedroom.
Lighting: Portable emergency lighting installed in open plan area.
Firefighting Equipment: Fire blanket provided in kitchen (in under sink cupboard).
Information: Fire action notice displayed in entrance and kitchen; instructions included in guest welcome pack.

Record, Plan, Review & Update

Log Book: Maintenance and inspection records kept.
Fire Plan: Simple fire action plan shared with guests
Review & Update: annually and after any significant change.
