The following Fire Risk Assessment is provided in compliance with The Regulatory Reform (Fire Safety) Order 2005, and applies to the holiday apartments under Cornwall Coastal Holidays in Porthtowan, Cornwall.

  1. Identification of Fire Hazards
  • Electrical Equipment: Portable appliances (kettle, toaster, microwave etc.) PAT tested annually and regularly inspected.
  • Cooking Equipment: Electric hob/oven; extractor fan installed. Warning sign inplace regarding placement of objects on hob.
  • Heating: Electric wall heaters with automatic cut-offs. Warning sign inplace regarding placement of objects on heaters.
  • Smoking: Strictly non-smoking and non-vaping indoors. Signage displayed.
  • Waste: Managed and removed regularly; bins stored safely outside.
  • Open Flames: No open flame or gas; candles not permitted (policy communicated to guests).
  • BBQs: Not permitted on balconies.
  • Combustible Materials: Furnishings meet fire resistance standards (BS 7177/BS 5852).
  1. Identification of People at Risk
  • Guests unfamiliar with layout.
  • Children and elderly guests. Guests with mobility issues.
  • Cleaning and maintenance personnel.
  1. Evaluation, Removal & Reduction of Risks
  • Detection: Mains-wired smoke and heat detector with battery backup in open plan kitchen/lounge/diner. Mains wired smoke detectors in both bedrooms and hallway.
  • Warning System: Audible interlinked fire alarm system located in kitchen area, both bedrooms & hallway.
  • Escape Routes: Clearly marked, unobstructed exit to rear door (with thumb turn) and front balcony. Full opener window to rear downstairs bedroom.
  • Lighting: Wired emergency lighting installed to stairs, both top and bottom, as well as hallway, lighting main exit.
  • Firefighting Equipment: Fire blanket provided in kitchen (in under sink cupboard).
  • Information: Fire action notice displayed in entrance; instructions included in guest welcome pack.
  1. Record, Plan, Review & Update
  • Log Book: Maintenance and inspection records kept (cleaner carries out weekly checks of alarms and informs owner of issues).
  • Fire Plan: Simple fire action plan shared with guests
  • Review & Update: annually and after any significant change.

 

📞 In Case of Fire

  • Call 999 immediately
  • Exit property immediately via designated escape routes leaving personal belonging. DO NOT TACKLE FIRE. Close doors where possible.
  • Do not re-enter until cleared by emergency services
